We have been involved from the outset working with Muse and Oldham Council developing the Town Living Development Framework and Masterplan to guide planning and development for the Town Centre. Creating new homes on this scale will bring about benefits for the whole borough, with much needed housing, increased footfall in the town centre which will boost local businesses and breathe life back into derelict and vacant sites.
Our engineering and geoconsultancy teams are working hard with the wider design team to develop the first tranche of sites, Prince’s Gate, the Civic Centre, and Former Leisure Centre and Magistrates Court which will provide over 1,600 new homes.
Plans are underway at the civic centre, the largest site in the regeneration project, to create a vibrant community providing 838 homes rising up to 15-storeys with mixed-use commercial spaces on the ground floor. This development will integrate seamlessly with the surrounding neighbourhood, particularly the nearby Former Magistrates’ Court site. The Civic Tower at the edge of the site will be retained and redeveloped as a hotel in a later phase.
Prince’s Gate, currently a Council-owned public car park, is set to be the first site transformed into a vibrant residential community, delivering 331 new homes across three blocks up to 16-storeys with commercial space at ground level.
The proposals for the Former Magistrates Court site include 219 new homes with the tallest block 10-storeys and a green route connecting Manchester Chambers with King Street. The designs have been developed to ensure a unified neighbourhood with a common design language and seamless movement between other sites.
The former Leisure Centre will provide an energy efficient green neighbourhood with two apartment blocks up to nine storeys providing 270 homes in total and enhanced public spaces, including access to the future Linear Park.
These proposals promise to bring vibrant new homes, dynamic public spaces, and thriving commercial opportunities to the heart of Oldham, creating a town centre everyone can be proud of.
Future phases of the Town Living Development Framework include the Former Manchester Chambers, and the Civic Tower.
Retrofitting the former Manchester Chambers will provide ground floor commercial spaces, including retail, cafes, gyms, with offices occupying the upper floors, creating an attractive environment for businesses.
Additionally, a change of use application is being brought forward to repurpose the Civic Tower into a commercial offering, with the possibility of a hotel. This aligns with the vision to deliver a vibrant and sustainable neighbourhood that integrates seamlessly with the surrounding developments.
