108 Old Broad Street, formerly known as Pinners Hall, is the comprehensive retrofit of an existing concrete-framed office building in the City of London. The scheme will create approximately 120,000 sq ft of high-quality workspace, increasing its net lettable area by around 15%.

Civic is providing structural engineering services, working with architect Stiff + Trevillion and the wider design team to understand what can be retained, adapted and reused. Archive information, surveys and opening-up works have helped build a detailed picture of the existing reinforced concrete structure and informed a retrofit-first approach to the building’s transformation.

The proposals include infilling the existing atrium to create additional floor space, forming new terraces and balconies, and extending the building at sixth and seventh-floor levels. A new seventh-floor pavilion and landscaped roof terrace will create additional workspace and amenity, while improvements at ground and lower-ground levels include an enhanced reception, café and end-of-journey facilities.

The pavilion spans between the existing reinforced concrete core and a new supporting frame, requiring careful analysis of load paths, movement and deflection so that the new and existing structures work together. By significantly retaining the existing structure and minimising the amount of new material required, the overall scheme achieves an embodied carbon figure of 32kgCO₂e/m² across the full floor area for the structural works.
